May 2009
The Korda Group, through 1031-Exchanges of 3 long-term assets, completed the acquisition of 3 properties, valued at over 17 million dollars, comprising 109,285 sq. ft. of commercial office and semi-industrial spaces, from the San Francisco based FPA-Fowler Property Acquisitions. Cupania Circle, in Monterey Park, Ventura Commerce Center, in the City of Ventura, and Pacific Grove Office Park in Monterey County, where listed by Madison Partners, who facilitated the transactions for both companies.
July 2007
The Korda Group opens its doors at their new headquarters location in West Los Angeles. In December 2006, the Korda Group acquired its first commercial office building Overland Plaza a 7 story 49,500 sq.ft. property. After undertaking a comprehensive renovation of the building, its systems and amenities, the Korda Group corporate office settled in its newly designed state-of-the-art space on the 7th floor. The renovation upgraded the property from a type-B to a type-A building, and is maintaining 100% occupancy.
December 2005
The Korda Group announces the acquisition of a portfolio of four Los Angeles area senior apartment communities (The Seasons), through a 1031-Exchange of some of their long-term assets. The portfolio was purchased for 72 million dollars with financing arranged by CBRE-L.J.Melody Capital Markets. The properties now named Whispering Fountains are located in Whittier, Lakewood, Diamond Bar and Monrovia. The communities are age restricted (55 years and older) and cater to independent citizens. In each property there are units set aside for very low income, low income, and moderate income residents, due to a Declaration of Restrictions by local government agencies. The communities offer many amenities and community activities to its residents.
July 2004
The Korda Group announces the acquisition of the Fountains at Laguna Woods Apartments (Whispering Fountains), a 140 unit mid-rise apartment community, built in 1994. Amenities at Whispering Fountains include three laundry facilities, lounge areas, an exercise room and community kitchen facilities. Additionally, the property contains approximately 20,000 square feet of commercial space, where South County Senior Services Inc. has been operating out of the property since 1990. South County Seniors Services is a non-profit corporation that provides adult day care and excellent referral network for the residential property. Financing of the acquisition was arranged by CBRE-L.J.Melody Capital Markets, Newport Beach, California.
